A neighbourhood, not a project
Grand Avenue stitches together 90 studios, 14 retail units, and two office floors around a pedestrian lane of cafés and galleries. Verdant Crest master-planned the mix, designed the public realm, and curates the tenant roster.
The result is downtown's most-walked new lane — where residents, workers, and weekend visitors keep every floor active.

Mixing uses without conflict
Residents want quiet, retailers want footfall, offices want prestige. A wrong tenant or a noisy service yard can spoil the whole composition.
Curation over leasing
We wrote a tenant constitution — acoustic standards, signage rules, opening hours — then hand-picked operators, from a roastery to a ceramics studio, that earn their place on the lane.

The lane that never sleeps — quietly
Retail fully let before the final residential phase completed; studio resales outperform the district by a fifth — proof that curation compounds value.
