Business Bay had no shortage of offices — but most were grey, inflexible floors. The Hub needed a reason for boutique firms to choose it over cheaper stock nearby.
Design as the differentiator
We planned small, characterful studios with double-height lounges, warm timber finishes, and bookable meeting suites — then photographed and leased them like residences, not offices.

The Hub leased faster than any comparable Business Bay scheme that year, at rents 12% above the street average — and Verdant Crest still manages the building's common areas and tenant churn today.
